Planning Commission Meeting <br />Tuesday, August 6, z019, 7:00.p.m., Heritage Hall; 4200 Otter Lake Road <br />Proposed Conditional Use Permit (CUP) for construction of. a .warehouse building at thefollowing <br />described property lying and being in the City of G.em .Lake,.Ramsey County, Minnesota, .Lot .19, Block 2, <br />Summit Farm Nornesites, 36605cheuneman Raad, Gem Lake, MN. <br />General Standards <br />Per Section 17.5 of Ordinance No. 131— the Consolidated Land Use 0 rd ina nce,. the foIlowing.general <br />standards shall be met: <br />17:5.9 General Standards. All Conditional and Interim Uses shall comply with the.foIlow ing.general <br />standards. <br />Bj New Uses. Shall conform as follows: <br />1} Compliance with all zoning and other. regulations as may otherwise be applicable; <br />2] The date or the event that will terminate the use can be. identified with certainty;. <br />3). The existence of the Conditional .or Interim Use. will not. impose additional costs <br />on the. public. if it becomes necessary for the public to take the property in: the <br />future; <br />4) The user agrees to any conditions of approval associated with the approval of the <br />Conditional or Interim Use Permit by the. City Council. <br />C) Existing%and: New Uses. Shall conform as follows: <br />1j Shall r-naintain harmony and compatibility with surrounding uses` andwith the <br />architectu"ral character and design standards of existing uses and development; <br />2) Shall meet or exceed all Performance Standards contain elsewhere in this <br />Ordinance; <br />3) Shall not generate such additional traffic associated with the use that would <br />overburden or exceed the: capabilities of streets and other public services and <br />facilities including, but not limited to; parks, schools, and utilities serving.the area. <br />Proposed Additional Conditions for New Uses at 3660 5cheuneman Road, Gem Lake, MN <br />1. Use of corrugated metal. siding to match the adjacent existing building shall be. requ.ired.. <br />2. No installation of in ground irrigation shall be required of the property owner as there will be no <br />sewer and water in the buiiding. If the sewer and water is extended to the building in the future, <br />the landscaped area shall be irrigated. <br />3. AEI requirements.from the.City. Engineer. <br />4.. All requirements from the Fire Inspector. <br />
