Permit which would allow <br />construction of an addition. onto his existing garage which would make the structure 1,296 <br />square feet in area. The current garage is 28' x 24' in size.. A 26' x 24' addition is planned <br />to the rear of the garage. A.garage or accessary structure exceeding 1,000 square feet <br />requires approval of a Conditional Use.Permit. <br />City Ordinance permits garages/accessory structures up to 1,.990 square feet. Larger <br />structures may be allowed. by Conditional Use Permit. Section 16.5of the zoning <br />Ordnance restricts any accessory building from exceeding the height of the principal <br />structure. The. garage addition is proposed to exceed the height of the home. The home <br />Is 22' h€gh measured from grade to the peak of the roof. The.garage addition is proposed <br />to be 23.4' from grade to. the peak. A variance from Section 16.5 of the ordinance must <br />be approved in addition to the Conditional Use Permit. The addition as proposed will not <br />exceed 25' in height. A garage exceeding 25' in height also requires. approval of a <br />Conditional Use Permit. <br />The Stuemke property is 1.11 acres in size. <br />The garage as proposed will exceed the height of the home. The garage addition is <br />proposed to he.16' measured from grade tv the average of the highest gable. The existing <br />garage is just under 12' in: height. The home is a single story rambler, <br />Setback requirements.for a garage per the Consolidated Land Use Ordinance, Section <br />1.6.5.4 requires a 2' setback for an accessory building. which is at least 60' from a right- <br />of-way. The existing garage is 115' from the Scheuneman Road right-of-way. <br />
