The City permits garages/accessary structures which exceed 1,990' in area. by <br />Conditional. Use Permit. Conditional Use Permits are regulated by the Consolidated Land <br />Use Ordinance,. A Conditional Use Permit means the use Is permitted but is subject to <br />reasonable conditions which are established by the City Council. Section 17.5 of <br />Ordinance No. 131 sets the requirements which must be reviewed. when considering. a <br />Conditional. Use Permit. In part it states: <br />When reviewing Conditional and Interim Use Permit applications, except for <br />residential building height, impact on the following. criteria shall be reviewed and <br />measured by the Planning Commission and City Council. <br />1. Adjacent uses. <br />2. Air and water quality. <br />3. Traffic generation. <br />4. Public safety and health. <br />5. Area aesthetics. <br />B. Economic impact on the entire area. <br />7. Consistency with the Comprehensive Municipal Plan. <br />8. Anticipated duration of the Conditional or Interim Use.. <br />In. addition Section 17.5.9 sets general. standards which must be considered when <br />reviewing a Conditional Use Permit. It states: <br />17.5:9 General Standards. All Conditional and Interim Uses shall comply with the ' <br />following general standards. <br />By New Uses, Shall conform as follows: <br />1) Compliance with all zoning and other regulations as may otherwise be. <br />applicable; <br />2) The date or the event that. will terminate the use can be. identified with <br />certainty; <br />3) The existence of the Conditional or Interim Use will. not impose additional <br />costs on the public if it becomes necessary for the public to take the property <br />in the future; <br />4] The user agrees to any conditions of approval associated with the <br />approval of the Conditional. or Interim Use. Permit by the City Council. <br />C} Existing and .New Uses. Shall conform as follows: <br />1) Shall maintain harmony and compatibility with surrounding uses and with <br />the architectural character and design standards of existing uses and <br />development; <br />4 <br />
