2) Shall meet or exceed a11. Performance Standards contained elsewhere in <br />this Ordinance;. <br />3) Shall. not .generate such additional traffic associated with the use that <br />would overburden or exceed the capabilities of streets and other public. <br />services and facilities including, but not limited to, parks, schools, and <br />utilities serving the area. <br />If the City Council. determines that fhe proposed structure meets the criteria for approval <br />as defined by the Consolidated Land Use Ordinance, the garage as proposed,. `can be <br />approved. The City must also approve a variance from Section 15,5 of the Ordinance to <br />allow the garage addition to. exceed the height of the home. <br />Approval. of a variance requires the City to establish a practical difficulty or "hardship" to <br />permit the extra height. A hardship is difficult to define. in this case as the garage itself <br />can be lowered so it is no higher than the house. <br />It is recommended by staff that the City request Mr. Stuemke to reduce the height of the <br />garage so it.complies with the ordinance. <br />TRlpsw. <br />cc: adtnin.file <br />b:stuemke <br />8 <br />
