While the. structure can continue as a <br />nonconforming agricultural structure, it would not be.able to expand .in size. <br />Section 7.3.3 also notes additional requirements for agricultural structures: <br />• The structure shall .be partially screened from the. views from neighboring houses, with said: <br />screening to be existing or planted and maintained vegetation or the natural topography of the lot <br />and .surrounding Lands and with the amount of:screening to be measured at full growth in the <br />summer season; <br />• The drainage characteristics of the land shall be such that the concentration of animals and <br />animal waste shall not cause real or potential pollution or nuisance probieins;. <br />• The design and construction materials of the of the structure shall be consistent with the main <br />dwelling on the property; <br />Such other factors as may be deemed material by the City. <br />While the structure isexisting, the city may wish to require screen ing.be installed between the structure <br />and neighboring parcels to the north. and .south: At the. Planning Commission meeting, this was not <br />determined to be needed. <br />Fencing requirements are. outlined in Section 16.13 of the ordinance,. These standards include.a number <br />of general provisions, such as fencing not extending into right-of-way or easements, within. property lines, <br />and other requirements .typical of cities throughout the metropolitan area. Section 7.5.2(A) notes <br />additional requirements for fences in the `RO' zoning district; <br />Fences may only be placed directly on the property -line with the written permission of the <br />adjacent property owner avid when maintenance free materials are used; and <br />• All other fences may only be -installed with adequate set back from adjacent property lines to <br />provide .for owner maintenance; and <br />■ All fences installed within the set -back area must provide for a finished facade facing adjacent <br />property. <br />The Planning Commission reviewed:the plans for fencing with the appiicants. The commissioners <br />recommended that the fence be able.to be placed on the south side property line if there is permission <br />from the neighbor, and that if the neighbor does:not grant permission to require a five foot setback for the <br />fence. <br />Conditionallinterirn Use Permit Criteria <br />When reviewing a Conditional or Interim Use request,. impact on the following criteria shall be reviewed by <br />the city, as noted in Section 17.5.;2(A): <br />1) Adjacent Uses <br />2) Air and Water Quality <br />3) Traffic Generations <br />7 <br />
