Area aesthetics; and <br />.6. Economic impact on the entire area; and <br />7. Consistency with the Comprehensive Municipal Plan, and <br />8. Anticipated duration of the conditional or interim use. <br />The proposed addition was started by the property owner but was stopped by Code <br />Enforcement as the required Conditional Use Permit had not been processed. The <br />addition has been framed but work on the addition has. stopped.. <br />The addition is located between a newly constructed refuse/recycling storage area and a <br />A'lean. to" addition. This. addition appears to have been in. place for many years. The <br />proposed addition will have dimensions of 1 5' x 20' and will. but up to the existing. building. <br />The addition will have a slanted roof with the high. point adjacent to the Wilding. The low <br />point and opening of the addition is on the north :side of the structure. The addition will <br />have corrugated siding to match the existing building. The addition is proposed to be used. <br />for storage. The. addition is on a part of the site which is currently Class V gravel. Class <br />V will be. the base, initialiy but concrete is planned in the. future. <br />In orderto process the requested Conditional Use. Permit, the Planning Commission and <br />City Council must consider the impact of the proposed addition, as it relates to the <br />standards for approval, defined by the.City's Zoning Ordinance., <br />If the standards are being meta the Conditional Use Permit may be. approved as <br />requested. Since this is a. request for a Conditional Use: Permit, the City may attach <br />reasonable conditions to the permit. <br />It. must be noted that SGS Holdings was issued a Conditional Use Permit for the auto <br />.sales building in 2 010 . Since that time, the Zoning Ordinance was amended eliminating <br />auto sales as a use which is permitted in the Gateway Zoning District, If the requested <br />addition were specifically for a use in the building which is no longer permitted, an Interim <br />Use Permit should be. processed.
