City of Gem Lake. October 2011 (November 2013 amendment) <br />Comp. Plan versus Zoning Ordinance update references <br />A Comprehensive Plan with:a date of October 2011 and a November 2013 amendment was. <br />found on the City of Gem Lake website.in late December of 20I5.This is a review of the content <br />of this document regarding what is needed or suggested for Zoning. Ordinance changes. <br />NOTE: Three important "editorial mistakes were found in this Comprehensive Plan document <br />when I reviewed it. They are: <br />1) The "maximum density" described on page 18 in section 5.0 titled land goals and <br />Policies is wrong. for "Single -Family- Executive" . its.maxiinum density should be " 1 lot <br />Per 2 acres and the maximum density is.1 lot per 5.acres" which is in error described on <br />Page I.9 as being:for "Single Family -Estate.. <br />2) The "Maximum density" described on page 18: in section 5.0 titled land goats and <br />Policies is wrong for "Single -Family- Estate" . Its maximum density should be " I lot per <br />3 acres and the maximum density is 1 lot per 40 acres" which is in error described on <br />page 18 as being for "$ingle. Family- Executive <br />3) The "Jurisdiction" paragraph on page:;36 .in Section 6.0 titled transportation plan, in the <br />test of this paragraph, identifies all "collector roads" in the City of Gem. Lake as <br />maintained by Ramsey County. The City of Gem Lake maintains ail of the Collector <br />roads in the. city, as listed in Table 6.9 an page 34 (the table listing is correct. <br />Section 2.0 Use of Plan by the Planning Commission (Pages 3 & 4) <br />The Planning Commission nevertheless is considered to be the City's primary body in terms of <br />making explicit interpretations of the {Comprehensive} plan's stated proposals. <br />The City Council provides authority to the Planning Commission. to conduct an annual review <br />(of the Comprehensive plan). <br />See this section of the Comprehensive Plan for the entire list of Planning Commission duties <br />regarding this document. <br />
