Section 5.0 Land use goals and policies (page 27 thru 32) <br />General land use goals (Page. 23) <br />Preserve the large estate and executive lots in the interior of the City and surround them with <br />compatible smaller residential lots, open space, recreational and business/commercial uses. <br />These. uses should connect housing with shopping and employment opportunities when feasible, <br />Aesthetic considerations for new and existing.construction shouldbe addressed through better <br />performance standards in the zoning ordinance and other ordinances. Perimeter landscaping and <br />screening of parking lots, loading. areas, outdoor storage and building mechanical units and <br />building mechanical units will. be regarded as important components: of development. However, <br />minimizing light and noise pollution, will. be important considerations <br />City Planning Area Policies (Page 25) <br />Gem Lake. (Page 28) <br />This subzone will accommodate single family dwellings on large lots, or <br />more compact homes (sometimes called villas). These villas could be <br />placed either on larger lots or on compact lots with enhanced buffers <br />shared with ancillary buildings served from a front or side driveway <br />A "villa is not defined in the definitions of this zoning ordinance section <br />or any structure pictures. included in .the Gateway Planning.Area section <br />of the Zoning Ordinance. The. "villa" definition is also needed other <br />places in the Zoning Ordinance because. it is referenced as a possible <br />future structure to be built in the Single Family Estate,.Executive and <br />Residential planning areas in the 2008 Comprehensive plan. <br />Residential Planning. Areas (Pages) 30 to 32. <br />Single Family Estate ("RE") planning area (Page 3D) <br />It. is possible to have some smaller Iot development in the future along the perimeter throughfares <br />to provide diversity of housing <br />Principle and accessory building shall be located in the "RE" area. so as to allow for possible <br />.future subdivision to "RX" or "RS" lots. <br />
