The whole piece needs to be bulldozed to <br />build new space. Mr. Whitaker's plan is an enhancement to the parcel. <br />Public Hearing Closed at 8:34 p.m. <br />There are three requests: Conditional Use Permits for dealership, relocate pole <br />building, and fence around business. <br />Commissioner Herzog stated if Gem Lake is going to change, she would not like <br />to see another automobile dealership go in, but going forward, if this passes, <br />then she wants to see a change to the Waldoch property. She wants to see <br />landscaping and better looking buildings. <br />Commissioner Pratt stated change is needed and there is no time like the <br />present. <br />Commissioner Wippich stated the strip mall needs to go, but needs to be done <br />quickly. He thinks there should be a timeline on the projects. <br />City Attorney Patrick Kelly stated to the Planning Commission that they can make <br />reasonable conditions on Phase I, which is before them tonight. Approve or <br />disapprove of three Conditional Use Permits before them and vote on each of the <br />Conditional Use Permits requests. <br />Item One: Conditional Use Permit for the requested site improvements and use <br />of the property for outdoor display and sales. Original motion by Commissioner <br />Wippich and seconded by Commissioner Pratt to grant the CUP to allow for site <br />improvements and allow outdoor display and sales. Ayes — 4, Nays — 0. <br />Discussion followed the motion at the end of which Commissioner Wippich <br />amended his original motion to say that there needs to be more detailed plans <br />submitted on the project and that all proposed development must comply with all <br />Gem Lake ordinances and all appropriate permits be secured before initiating <br />any work on the site. Pratt seconded the amended motion. <br />Lindner called for voice vote. Commissioner Wippich — yes, Commissioner Pratt <br />— yes, Commissioner Marier — yes, Commission Herzog — yes. Motion passes. <br />Ayes — 4, Nays — 0. <br />Item Two: Conditional Use Permit to relocate existing pole barn since it <br />exceeds1, 000 square feet. Upon motion by Commissioner Pratt and seconded <br />by Commissioner Wippich. Ayes — 2, Nays — 2. Motion does not carry. <br />Commissioner Wippich made a motion to reconsider of previous motion.
