Gem Lake Planning Commission Minutes <br />Page 2 of 4 <br />small or large acreage lots should be across the board and not have to re -zone a <br />larger lot. <br />The Gateway Overlay requires 10 acres for participation. However, all residential <br />districts have no minimum or maximum acreage requirements. <br />Section five which is now R1 will become Estate Residential. There will be a five <br />acre minimum lot. <br />SECTION 5 - "ES" ESTATE RESIDENTIAL DISTRICT: <br />5.5.2 - Patios, fireplaces, sheds and pools can be erected within setbacks as <br />long as no part of the structure is closer to the front of the lot than the rear of the <br />principal structure. Commissioner Pratt feels the wordage needs to be changed. <br />Estate and Executive properties may not face the road do to larger properties. <br />All sheds, pools, and patios may not be located in the back of the home for all <br />properties. <br />Residents can apply for variances stressing "hardships" as each project will be a <br />different situation. <br />SECTION 8 - "R" RESIDENTIAL DISTRICT: <br />8.3.1 - Agricultural Structures requires 100 feet from lot -line. If you have trees, <br />then you are allowed15 feet from the lot -line. It will be hard to build a structure <br />with the lot -line rules. The wordage needs to be changed. <br />The wordage of truck gardening should be community garden or market garden. <br />The Planning Commission feels the wordage of market gardening should be <br />used. <br />14.72 states all setbacks are at least 20 feet from the property line. There are <br />two tables shown as an example. One is for city sewage and one for septic <br />tanks.
