Planning Commission Meeting <br />Page Two <br />PUBLIC DISCUSSION <br />Comprehensive Plan: A question was as to whether the plan would be <br />approved at the May meeting and it will not. <br />Neighborhood General: Part of Trevor's presentation related in some degree to <br />commercial usage by small retail business, where the person lived above the <br />shop. It was the opinion of Rob Hanson that it hasn't been like that since the <br />1940's. The packet shows a diagram of what is to be considered office service, <br />and some retail along the front. <br />Mr. Hanson said that there is no provision for any office use, commercial use, <br />office service use and retail use. Our present LDB zoning district is far superior <br />for potential development of our property units. LDB use allows for office use, <br />office service, sports facilities and banks via a special use permit. Under this <br />definition, it does not allow any kind of commercial use or office use except for <br />possibly opening up a shoe store. Trevor went on to explain that it is not a <br />definition, it is a summary. The language put there was requested by the <br />Planning Commission. The sub -zone was detailed in the packet. <br />There is a reference to the convenience shopping and personal needs would <br />make the public believe that the commercial office usage is greater in number as <br />Neighborhood General. Two thirds of the property is zoned today as low density <br />business and was brought up a month or two ago and has been an issue for <br />awhile. <br />Commissioner Herzog asked Rob Hanson if he felt more comfortable if some of <br />the language was changed. Trevor explained that the language is examples. A <br />possibility could be redoing the verbiage. The mapping is the biggest part of the <br />verbiage. Rob Hanson has the largest property so the committee would like to <br />find a plan that works well for everyone. <br />It was suggested by Trevor that going over the map age and adjusting the <br />language would help in finding a common ground needed. Chairman Rafferty <br />stated that we struggle with the comprehension plan and the zoning plan, but the <br />perception may be different than reality. There is some road blocks that need to <br />be adjusted. <br />Building a False. Second Floor Building: The question was brought up asking <br />if a design could be made with a false second floor. The Planning Commission <br />requested that such a design not be done.
