(PROPOSED) ORDINANCE NO. 43G <br />SECTION 18 - "LDB" LOW DENSITY BUSINESS DISTRICT <br />TO BE ADDED IN IT'S ENTIRETY <br />Section T8.1. Purp6se. <br />1.8.1.I The purpose.ofan "LDB"Zoned Distrief is to provide a meansby which a land area of limited size interposed <br />beiween•riistricts of widely divergent permitted uses may be developed to :provide a rational and reasonable <br />transition from the more intenseuses alloyed in General B usiness or Retail BusinessDistrictsto the less intense uses <br />allowed in residential districts. The properties cre4ted in:an Office Park would.providc a:rafional and reaso.uable <br />transition from a General Business .District :to a Resideittia) District. Any development shall be designed and <br />operatedin a manner that is.orderly, environmentally acdeptable; and in.conformitywith the goals, policies arid plans <br />of the Comprehensive Plan of the City of Gem <br />18.1.2 The City of.Gem Lake has. designated all "LDB" Zoned Di'*Icts for "Office.Park" type development• for <br />business or professional offices that primarily have regoaar working daytime hours. of operation. OfDCo.biijldhigs, <br />office-condomiaium.buildings, office -showroom ktuildings,-rlelated service businesses and other businesset...dlat <br />complement the appearance of the office environment•and also use rcgulardaytime working hours, are. also deemed <br />sulta... for this -area. <br />18.1.3 As.:an 'alternate, development consisting of 'life -cycle housing" type residential uses. with a density:not <br />exceeding one {I) unitper acre (Ntlual to "R2" Residential Zoning) would also be.considered..ose af.the.Density <br />Zoning or Density Transfer System including clustering, as defined. in the Zoning Ordinance is encouraged in any <br />consideration of this type of residential use. <br />18.1.4.A.mixed use development with office., office -condominium or office -showroom use on the -more. intense use <br />side.of the development parcel and residential use in .the balance ofthe parcel wall also be.considereddaslong as the <br />"lotcoverage" requirements in an "LDB" Zoned Distrietare followed. Clustering of the business and the residential <br />-uses is encouraged to provide best use of the land parcel, providemaximum.open space and to utilize the. possible <br />.cost reductions of the infrastructure and the services that would serve this area. <br />Section 1•$.2'Permitted .Pdricipal.Uses <br />18.2.1 Within any "LDB" Zoned District, the following uses shall be permitted uses: <br />A) Small office buildings; <br />B)'bffice-condominium buildings; <br />C) Business; professional, medical or institutional offices; <br />D) Banks and:savings and loan association offices; <br />E) Risearth.. laboratories, providing no hazardous. waste is produced as part of the research; <br />F) Insurance company buildings. <br />Section. I8`:3:Pcrmitted Accessory Uses <br />3.8.3.1 Within any "LDB" Zoned District,, the.following use(s) shall be permitted acbessory"'nse(s)i <br />A) -Any incidental repair, storage of processing. necessary -to conduct a`pbrmitted principal or special/Interim <br />use; however; such accessory use shall riot occupy more than twenty (20%) percentoPthe floor area.. <br />Section 1.8.4 •S.pecial Uses or Interim Uses <br />18A J Within any "LDB." Zoned District, no structure or land shall be used forthe following uses except by Special <br />Uae'Permit or Interim Use Permit: <br />A).P.rivate. clubs, includiag.athledc or tennis•blubs;. <br />B) O.ffict-showroom buildings; <br />Q Cemetery;: <br />D) Churches:and synagogues as provided .for in the Institutional Overlay Process in this O..rdinance; <br />E) Government buildings and libraries. as provided for in:tltc Institutional Overlay Process in: this. Ordinance; <br />F) Nursery or day -schools asprovidcd for in the Institution al. Overlay Process in this Ordinance; <br />G) Any supplemental.retail use within the structure and related directly to. Permitted Principal Use, Special <br />Use or Interim Use and conducted solely for the convenience of and use -by the employees or clients of the <br />Permitted Principal Use, Special Use or Interim Use. Such usage shall be limited to a maximum of twenty-five <br />(25%) percent of the ground floor area or four hundred (400sf) square feet, whichever is less.
