SECTION 18 TO BE DELETED <br />a) Uses requiring excessive parking. which is defined as such parking which cannot be screened by berms, <br />plantings or the like. <br />/ b) Uses resulting in excessive vehicle traffic which is defined as such traffic which is generally incompatible <br />1 with the lands and roadways adjacent to the district. <br />c) Business uses involving regular as opposed to occasional activity on Saturdays, Sundays and/or holidays, <br />or before 7 a.m. and or after 7 p.m. any days. <br />d) Commercial manufacturing or processing or repairing of the type which emits noises or fumes inconsistent <br />with abutting land uses or zones. <br />e) Shopping center. <br />f) Retail, except as permitted by Section 18.3 (b). <br />Section 18.9 Approvals <br />18.9 (1 ) In view of the extreme sensitivity of this transitional District, all plans for specific developments within the <br />District must be approved in advance by the Planning Commission. In addition to the other provisionsof this section <br />and of this Ordinance, the following general criteria will be considered. <br />a) Use must he generally compatible with the intent and purpose of this Zoning Ordinance and the <br />Comprehensive Plan. and construction must meet the provisions of the Building Code. <br />b► Use must be environmentally sound, compatible with adjacent land uses and zones, including sound, sight <br />and smell, and compatible with the type and volume of traffic upon adjacent roadways. <br />c) Overall density of structures including parking areas, walls and roadways, front, side and rear yards, must <br />reflect the transitional nature ofthis District from high density in business Districts to low density in residential <br />Districts. <br />
