MEMORANDUM <br />TO: PLANNING COMMISSION <br />FROM: TOM RIEDESEL <br />DATE: FEBRUARY 2, 2010 <br />SUBJECT: AUTO ACCESSORY SALES & INSTALLATION, MINOR AUTO <br />REPAIR <br />REQUEST: CONDITIONAL USE PERMIT <br />LOCATION: 3599 HOFFMAN ROAD <br />APPLICANT: HIGH TECH AUTO SERVICES, ED PADILLA <br />ZONING: NEIGHBORHOOD CENTER (NC) <br />Mr. Padilla is requesting approval of a Conditional Use Permit which would allow <br />him to operate his business, High Tech Auto Services, Inc., at 3599 Hoffman <br />Road. The site is located in the Neighborhood Center Zoning District and was <br />previously used by Sround Soundz. Mr. Padilla sells and installs auto <br />accessories and performs minor auto repair. Mr. Padilla is the only person <br />employed by the business. He operates a similar business on Buerkle Road, in <br />the City of Vadnais Heights. He is looking to expand his business to the Gem <br />Lake site. <br />Section 9.6.5(A) of the Gem Lake Zoning Ordinance, Commercial, states in part: <br />"Conditional uses of space assigned as "commercial" are: automotive repair and <br />service (including gas stations); car wash; light industrial uses which <br />manufacture, process, store and distribute foods and materials not likely to <br />create offensive noise, odors, vibrations, dust smoke, heat, glare or other <br />objectionable influences and are in general dependent upon raw materials <br />refined elsewhere." <br />Therefore a Conditional Use Permit must be approved prior to Mr. Padilla using <br />the site for auto service. <br />Approval of the permit may be subject to conditions established by the City of <br />Gem Lake. <br />TR/psw <br />cc:admin/add.file <br />b:hightech <br />J <br />1 <br />
