Gem Lake Planning Commission Minutes <br />Page 2 of 2 <br />Another consideration is putting the two development projects together as one <br />project versus two projects. The developers will consider the proposal. <br />Chairman Rafferty stated that the developer was not overly encouraged, but not <br />discouraged at this point and feels that this is a great location. It is possible that <br />the Gem Lake project will be done first instead of the Vadnais Heights area. <br />Again, it was stated that the developer would pay all costs. At this time, the City <br />has no reserve to fall back on. Also discussed was abatements and if Gem Lake <br />could offer incentives. <br />GOALS FOR 2010 <br />Comp Plan: Mayor Uzpen is currently working on the plan to obtain <br />Metropolitan Council approval. Upon receiving approval, it is the desire of the <br />City Council for the Planning Commission to work on updating the plan. <br />Newsletter: Commissioner Marier commented that he has talked to a few <br />residents and some concerns are the railroad tracks, which Mayor Uzpen stated <br />that the County will not be fixing the railroad tracks, but the road will be fixed. <br />Commissioner Marier felt that a corner of the newsletter would be a great spot to <br />state questions and answers from the residents of Gem Lake. <br />Walking/Hiking Trails: Chairman Rafferty asked the question on how Gem <br />Lake could have walking/hiking trails that would be enclosed and still be safe. <br />There are property line and road right -a -way issues but at this time, there is no <br />plan in place. <br />Tousley's Ford Lease: The lease agreement expires in 2010 with the option to <br />buy the land the building is on and the City Council does not know the status of <br />negotiations. <br />ADJOURN <br />Upon motion by Commissioner Herzog and seconded by Commissioner Marier, <br />the January 5, 2010 regular meeting of the Planning Commission was adjourned <br />at 7:50 pm. .
