ORDINANCE NO. 43F <br />SECTION 18 - "LD-B" LOW DENSITY BUSINESS DISTRICT <br />TO BE DELETED IN IT'S ENTIRETY <br />Section 18.1 Purpose <br />18.1 (1) The purpose of this District is to provide a means by which a critical area of limited size interposed between <br />districts of widely divergent permitted uses may be developed to provide a rational, reasonable transition between <br />properties in the divergent districts in a manner that is orderly, environmentally acceptable, and in conformity with <br />the goals. policies and plans of the Comprehensive Plan of the City. <br />Section 18.2 Permitted Principal Uses <br />18.2 (1) Within the "LD-B" District, the following uses shall be permitted uses: <br />a) Business and professional offices <br />b) Banks and savings and loan association offices <br />c) Churches and synagogues <br />d) Governmental buildings and libraries <br />e) Greenhouses and nurseries <br />f) Fruit, vegetable and similar agricultural dispensaries <br />Section 18.3 Permitted Accessory Uses <br />18.3 (1) Within the "LD-B" District, the following uses shall be permitted accessory uses: <br />a) Any incidental repair or processing necessary to conduct a permitted principal or special use, however, such <br />accessary use shall not occupy more than twenty percent (20%) of the floor area. <br />b) Any supplemental retail use within the structure and related directly to a Pennitted Principal or Special Use <br />and conducted for the convenience of and use by the employees or clients of the permitted use. Such usage <br />shall be limited to a maximum of twenty-five percent (25%) of the ground floor area or 400 square feet, <br />whichever is less. No signage shall be displayed outside the building advertising this retail service to the <br />public. <br />c) Essential Services <br />Section 18.4 Special Uses <br />18.4 (1) Within the "LD-B" District, no structure or land shall be used for the following uses except by Special Use <br />Permit: <br />a) Private clubs, including athletic <br />b) Golf ranges, tennis clubs and the like <br />c) Research laboratories and offices <br />d) Nursery or day schools, so long as play area is totally fenced <br />e) Those uses and structures permitted in Section 8.1 <br />f) Warehouses for small, high value items (e.g.. electronic components) <br />g) Essential Service Stricture. <br />h) Other activities deemed comparable with those named in Sections 18.2 and 18.4 <br />Section 18.5 Height Regulations <br />18.5 (1) No principal structure shall exceed thirty-six (36) feet in height, and no principal structure any part ofwhich <br />is within 300 feet of an "R" District or a roadway bordering an "R" District shall exceed twenty-five (25) feet in <br />height. No accessory structure shall exceed twenty-five (25) feet in height and no accessary structure any part of <br />which is within 300 feet of an "R" District or a roadway bordering an "R" District shall exceed fifteen (15) feet in <br />hei-lit. <br />Section 18.6 Area, Frontage and Yard Requirements <br />18.6 (I) The followint minimum . uirements shall be observed TABLE 18.6( 1 j <br />AREA <br />FRONTAGE* <br />FRONT YARD <br />SIDE YARD** <br />REAR YARD <br />24,000 sq. ft. <br />100 feet <br />35 foot set -back <br />10 foot set -back <br />20 foot set -back <br />*Set -back measured from the closest of any lot lute, road, road easement, roaa rigr orway Vf We ,,,.V. <br />**35' when abutting a street <br />18.6 (2) The minimum open space requirement shall be 45%. This includes green areas and areas not covered by <br />buildings, by parking lots, by access roads or by storage areas. <br />Section 18.7 Hours of Operation <br />18.7 (1) The hours of operation for any proposed business use in this district shall be principally during the normal <br />work week (7 a.m. to 7 p.m. Monday through Friday). <br />Section 18.8 Uses Not Permitted <br />18.8 (1) The following list of uses. not intended to be complete, provides examples of principal uses not permitted <br />in an "LD-B" District and that will not generally be permitted as special uses in an "LD-B" District. <br />Page 7 of 13 <br />
