construction costs. Brauer &Associates will provide all of the professional services required to <br /> complete the plans and specifications as required for bidding. <br /> 3. Bidding Process: This focuses on overseeing the bidding/quoting process and selection of <br /> contractors, and includes defining bidding/quoting procedures and award of contract procedures. Also <br /> included is administration of project bidding/quoting, including pre-bid meeting, general <br /> correspondence, and preparation of all addenda as necessary. Finally, this task includes review and <br /> auditing of bids/quotes received and recommendation of contractor. <br /> 4. Site Observation/Contract Administration: Working collaboratively with City staff, the Brauer team <br /> will undertake project administration and observing construction progress and adherence to plans and <br /> specifications. In this role, Brauer represents the interests of the city during construction. <br /> Brauer & Associates will also act as the liaison between the City and the contractor to ensure that <br /> issues and concerns that arise are dealt with fairly and to the satisfaction of both parties.Where <br /> disputes persist, Brauer&Associates will work to arbitrate the problem to reach an agreed upon <br /> conclusion to avoid taking the dispute into formal litigation. Work under this task includes: <br /> Administration of contract, including preparation of the contract, work scheduling, application <br /> for payment forms, certificate of payment forms, change order forms, substantial completion <br /> forms, final payment forms, etc. <br /> Administration of pre-construction meeting which reviews the project elements and clearly <br /> defines the owners expectations as to the quality of construction, dealing with problems that <br /> may arise, time lines, etc. <br /> Site observation on a periodic basis for the duration of the construction to ensure that the <br /> design intent of the plans and specifications is being met. Preparation of field reports as <br /> necessary to document specific issues and areas of concern. Review shop drawings and <br /> testing requirements/procedures. <br /> On-going correspondence/field meetings with staff and contractor for purposes of reviewing <br /> construction progress and discussion of pertinent issues, concerns and upcoming <br /> construction. <br /> C. FEES FOR PROFESSIONAL SERVICES <br /> 1. For services as outlined in paragraphs A. 1. through A.B. above, a lump sum fee of Twelve Thousand <br /> Dollars, ($12,000.00). All expenses are billed at cost plus 10% for administration. <br /> 2. For services as outlined in paragraphs B.I.through 8.4. a percentage fee based upon the cost to <br /> construct the improvements. Since the cost for implementing the master plan has yet to be <br /> determined, the forthcoming estimated fee range proposal is based on past projects of similar size and <br /> complexity as we would anticipate encountering.for this project. The final % fee shall be negotiated <br /> with the Owner upon completion of the Master Planning Services, A.I. through A.8. above. Note <br /> that these costs do not include field surveying or full-time construction inspection.
