2.5 The Minnesota Waldorf School proposes to connect electrical service to the office trailer but will not connect the trailer to sewer and water. 3.0 STAFF COMMENTS/FINDINGS 3.1 Minnesota Waldorf School proposes to place a temporary office trailer on the Corpus Christi property. 3.2 Office "A" would not be visible from Fairview Avenue or County Road "B". The trailer will only be visible from the south, but obstructed due to a to-foot rise in elevation. 3.3 The proposed location of"Office A" between the church sanctuary and the classroom wing of the Corpus Christi facility would be in conflict with the Building Code. 3.4 The "Office A" location is mostly screened from adjacent property owner view, but is not an appropriate location. The Trailer would be located in a drainage swale and just north of the schools roof drains. The area is not large and could present numerous problems in the beginning of winter, especially trailer removal. 3.5 The proposed location of"Office B" adjacent the parking lot and the school entrance does not pose a conflict with the Building Code. 3.6 The "Office B" location is more out in the open and visible from both Fairview Avenue and County Road B, but cannot be seen directly for adjacent residential homes. Evergreen Park lies to the east; a large stand of trees screens the residential homes along Gluek Lane to the north; the church and school screen the trailer from the west; and the residential homes to the south will also have their view of the temporary office partially blocked by the school. 3.7 The location of"Office B" will provided direct access into the school and be readily accessible during the early winter given its location adjacent to a large sidewalk. The location also allows for easily removal when Minnesota Waldorf School moves into their new facility. 3.8 The placement of either office trailers will not result in a loss of any off-street parking. 3.9 The proposed interim use of the property for a temporary office will not have an impact on parking and traffic in the area, since the activity is already calculated in with the use of the property. 3.10 The proposed interim use of the property for temporary offices will not have an impact on parks, streets and other public facilities. The office trailer will not be connected to City sanitary sewer and water main, but will be connected to electricity. 3.11 The proposed interim use of the property for temporary office will be compatible with PF3241 -RCA(082800)-Page 2 of 4
