6. LIENS BY TENANT. The Tenant shall not create or allow any liens for labor or material on the Property, and all persons contracting with the Tenant for the erection, installation, alteration, or repair of any building or other improvements on the Property, and all materialmen, contractors, mechanics, and laborers, are hereby charged with notice that they must look to the Tenant and to the Tenant's interests only in the Property to secure the payment of any bill for work done or material furnished during the term of this Lease. Tenant agrees not to enter into any contract with any person, firm,or corporation, or with any labor contractor for labor, service, or material in connection with any building or improvement to be placed on the Property or to be rebuilt thereon unless it shall be stipulated in and be a condition of such contract that no lien shall arise or be claimed against the Property on account of such contract or on account of any work done or material furnished under the contract. Tenant agrees to provide evidence to Lessor that Tenant has raised sufficient funds to make all of the improvements in the -plans needed to provide a safe and secure Facility prior to beginning construction. Tenant shall pay all-all customary permit fees;and other charges; imposed by the Lessor. At Lessor's discretion, Tenant shall deposit all construction funds with a title company or other disbursing agent to ensure the security of construction financing,and shall enter into a disbursement agreement with the title company or disbursing agent acceptable to both Lessor and Tenant. Tenant shall pay all charges imposed by the title company or disbursing agent. Tenant shall not encumber the Property with any mortgage or secure any other debt regarding the facility or Improvement I &USE. The Facility will function as both a not for profit wildlife veterinary hospital and a not for profit public education center operated exclusively by the Wildlife
