Rehabilitation Center of Minnesota. Tenant may use part of the facility as a gift/bookstore. No <br /> change in use or significant change in operations may be made by Tenant without the express <br /> written authorization of the Lessor. Tenant shall make the public education center portion of the <br /> Facilities available on a scheduled, space-available basis for use by the <br /> Lessor. Lessor T°nnnt-shall coordinate programs and activities with an intent to minimize <br /> andmanage sparking and afficconcerns. <br /> 8. COVENANTS, REPRESENTATIONS, AND WARRANTIES. Tenant hereby <br /> covenants, represents and warrants that during the term of this Lease (i) all of the improvements <br /> will be designed and constructed in accordance with the approved design, plans and <br /> specifications, and maintained in a safe and sanitary manner in full compliance with all applicable <br /> laws, ordinances and codes, and shall maintain t h e property. and <br /> Improvements consistent with eityj&gor facilities and public areas: If <br /> `Tenant fails to maintain the property or Improvements as required by this <br /> ,Paraap , as determined by Lessor, the Lessor may enter the property or <br /> Improvements following reasonable notice and opportunity to cure which shall not be less <br /> than forty-eight (48) hours for non-structural violations and thirty (30) days for structural <br /> violations , repair or remedy the 'vio'lation , 7which <br /> costs incurred by the Lessor shall be due and payable within 90 days &r- noxquant at <br /> Failure by Tenant to iDgy Lessor within 90 da s shall <br /> constitute a default. <br /> 8.KOURS OF OPERATION. The Facility may be open only during the hours of5 <br /> 5 a.rr!:- to 10 p.m. for public access, business and support deliveries, and maintenance, <br /> except as expressly authorized by the Lessor in writing.
