REQUEST FOR CITY COUNCIL ACTION <br /> DATE: 11/13/00 <br /> ITEM NO: H..2 <br /> royal: Manage pp ed: Agenda Section: <br /> HEARING <br /> It Description: A request by Brad and Jan Peterson for a minor subdivision of their <br /> prooertY located at 1907 Gluek Lane North(PF3273) <br /> 1.0 REQUESTED ACTION <br /> 1.1 Brad and Jan Peterson are requesting approval of a minor subdivision to create two <br /> single-family parcels out of their existing 60,548 square foot lot. Each of the new parcels <br /> created will meet or exceed all City lot size requirements. <br /> 2.0 BACKGROUND <br /> 2.1 Section 11.0404 E states: Three Parcel Minor Subdivision: When a subdivision creates a <br /> total of three (3) or less parcels, situated in an area where public utilities and street rights <br /> of way to serve the proposed parcels already exist in accordance with City codes, and no <br /> further utility or street extensions are necessary, and the new parcels meet or exceed the <br /> size requirements of the zoning code, the applicant may apply for a minor subdivision <br /> approval. <br /> 2.2 The Peterson's lot lies between Gluek Lane North and Highway 36. The property is <br /> zoned R- 1, Single Family Residential and lies in Comprehensive Planning District 12, <br /> where it is designated as low density residential, LR. <br /> 2.3 The existing lot has a length along Gluek Lane North of 285 feet and an average depth of <br /> 212.34 feet. Ferris Lane lies to the west and Fait-view Avenue lies to the east. <br /> 2.4 The Peterson's have requested a minor subdivision to allow them to create two parcels <br /> exceeding the minimum standards of the R-1 Single Family Residential District. Parcel <br /> "A"would include the existing home and Parcel "B"would be sold for the purpose of <br /> constructing a single family home. <br /> 2.5 No new street or utility construction is necessary to serve the proposed division. Sewer <br /> and water laterals, utility easements, and a curb cut(driveway access apron) are <br /> necessary for the vacant developable parcel. <br /> 2.6 The applicants are proposing to create a vacant buildable parcel with a width of 100 feet <br /> and an average depth of 212.34 feet(Parcel B). The remaining parcel will include the <br /> existing home and be 185 feet in width and 213.8 feet in depth(Parcel A). <br /> PF 3273 -RCA (111300) Page 1 of 4 <br />
