REQUEST FOR CITY COUNCIL ACTION <br /> DATE: 04/26199 <br /> ITEM NO- J-3 <br /> ■ <br /> ent Approval.: City Manage pproval: Agenda Section.- <br /> LAND USE <br /> Ite Description: Loi's Olson request for CONCEPT approval of a Business PUD to <br /> allow expansion the building at 1944 Lexington Avenue North using <br /> the Cornerstone iruidel' <br /> ■ <br /> ,.Lj,.iu ines F#302Zm7 <br /> 1.0 Requested Action <br /> 1.1 Lois Olson is requesting approval to expand the building at 1944 Lexington Avenue for <br /> use as a multi-tenant facility. The proposal would require renovation of the existing <br /> 4,000 s.f. structure and add two new additions. The first is a 1,600 s.f. retail addition to <br /> be constructed on the front (west) of the existing Cryogem'c facility. The second is a <br /> 6,817 s.f. (reduced from 7,462) retail, office and warehouse addition to be constructed on <br /> the rear (east) of the existing Cryogenic facility and extending within 17.5 feet of the <br /> adjacent Suburban Hardware Store. The proposed expansion would utilize some of the <br /> Cornerstone guidelines and concepts, bringing the building closer to Lexington Avenue <br /> and providing joint parking with Suburban Hardware to the south. <br /> 1.2 Because this is being proposed as a PUD, a site specific set of regulations will need to be <br /> approved including building and parking setbacks, building size, shape, materials, <br /> screening, parking spaces and joint, landscaping, trash enclosures, and signage. A <br /> planned unit development is a zoning district which may include single or mixed uses, <br /> one or more lots or parcels, and is intended to create a more flexible, creative and <br /> efficient approach to the use of land. <br /> 1.3 In considering proposed planned unit developments, the City considers all standards and <br /> purposes of the Comprehensive Land Use Plan to achieve a maximum coordination <br /> between the proposed development and the surrounding uses and historic landmarks, the <br /> conservation of woodlands, ponding, and wetlands, and the protection of health, safety <br /> and welfare of the community. <br /> 1.4 The process also allows the City to consider the location and compatibility of buildings, <br /> parkffig areas and other features with respect to the topography of the area and existing <br /> natural features; the efficienc.0y, adequacy and safety of the proposed layout of internal <br /> streets and driveways; the adequacy and location of green areas- the adequacy, location <br /> and screening of parking areas; and such other matters as the City may find to have a <br /> material bearing on the stated standards and objectives of the Comprehensive Land Use <br /> Plan. <br /> PF3077-RCA(04-26-99)-Page 1 of 6 <br />
