2.0 PROJECT BACKGROUND <br /> .1 SuperAmerica purchased the existing 2.014 s.f. facility at Harm1ine Avenue and Terrace <br /> Drive in 1975 and remodeled that gas/senTice station into the facility that exists today. <br /> The current structure is surrounded by bituminous asphalt, parking, drive lanes and six <br /> (6) gas service pumps located under the canopy/island area(east). There are grass strips <br /> 10 feet in width on both the north and west property lines and small grass areas adjacent <br /> the four(4) ingress/egress points. Due to its age, current floor plan, site layout and <br /> access/gas service area, Speedway SuperAmerica has decided to redevelop the site With a <br /> new 2,867 s.f. structure and gas service island area. The site redevelopment does not <br /> include the gas tams that have been recentIv replaced to meet cLuTent FPA standards. <br /> 2,2 The lot is 150 feet in width by 173 feet in depth or 2-5,950 s.f, in size, and is a small but <br /> workable redevelopment site for a gas/convenience store. It will be similar in design to that of the <br /> facility constructed in Saint Paul at Snelling Avenue and Ford Parkway and of a light <br /> colored brief similar to that of a facility constructed in SELInt Paul south of Interstate 94 <br /> along Lexington Avenue (pictures attached). The redevelopment will eliminate two of the <br /> current access points, shifting the two remal*�irrg access ports to the western on Terrace <br /> Drive) and southern(on Hamline Avenue) portions of the site. Landscaping will be <br /> provided in all open green areas and a sidewalk will be constructed along Hatnline <br /> Avenue.
