8.3 Erosion ControL Prior to site grading, and before any utility construction is commenced or <br /> building permits are issued, an erosion control plan must be submitted for approval, and all <br /> erosion control actions shall be implemented, inspected and approved by the CITY. <br /> 8.4 Clean Up. The DEVELOPED shall clean dirt and debris from streets that has resulted from <br /> construction work by the DEVELOPER, its agents or assigns. The CITY will determine <br /> whether it is necessary to tale additional measures to clean dirt and debris from the streets. <br /> After 24 hours verbal notice to the developer, the CITY may complete or contract to <br /> complete the clean up at the DEVELOPER'S expense. <br /> 8.5 Street Trees. CITY policy requires the planting of street trees in conjunction with <br /> development or redevelopment throughout the community. The DEVELOPED shall install <br /> street trees m accordance with the City's Street Tree Master Plan as provided and approved <br /> by the CITY'S Landscape Architect). <br /> 8.6 Pedestrian Walkways. CITY policy requires the installation and/or replacement of pedestrian <br /> pathways (sidewalks), no less than six feet in width, within the public right-of-way in <br /> conjunction with coimnercial development. The DEVELOPER shall install pedestrian <br /> pathways(concrete sidewalk)along Fairview Avenue according to city standards. The CITY <br /> agrees that it will not assess 3116 Fairview Avenue (PID 0429231 0001) for sidewalk <br /> improvements along Fairview Nenue in the event such improvements are ultimately <br /> completed by or on behalf of the CITY, for which costs special assessments are levied or <br /> assessed against the property owners for said improvements. <br /> 9. PUD Standards/ onditions of Approval <br /> To insure that the proposed development meets the CITY'S standards for the approval of a PUD, <br /> as set forth in Section 1008 and 10 15 of the Roseville City Code,the Development shall also comply <br /> with the following specific PUD standards: <br /> 9.1 General Development Standards. The certificate of survey, site development plati,landscape <br /> plan, grading and utility plan,building elevations (southern parcel), development schedule, <br /> and final land use designations shall be part of the standards for development of the Cox <br /> Insurance dissociates, Incorporated PUD. <br /> 9.2 Ise -Permitted. The permitted uses of property within the PUD shall be limited to the <br /> proposed 1,179 s.f renovation of the existing building commercial business uses and the <br /> 33650 s,f office addition on the parcel. The parcel/development shall be restricted to the <br /> parameters specified in the site development/landscape plan, building elevations, and <br /> supporting documents submitted by the DEVELOPED . The existing residential rental <br /> property located on the basement of the existing structure shall cease upon the execution of <br /> this agreement and the rental property in the main level of the existing property shall be <br /> terminated within one (1) year from the date of this executed agreement. The lower level <br /> (basement) of both structures shall not be used as office, retail, or residential use space. <br /> Where not superseded by more restrictive requirements of this PUD, the standards of the <br /> underlying B-1 (Limited Business) zoning district shall apply, as stated in Chapter 1005.02 <br /> 4 <br />
