REQUEST FOR CITY COUNCIL ACTION <br /> DATE: 08/13/01 <br /> ITEM NO:C-5 <br /> -Deoartivent Approval: Manager Approved: Agenda.Section: <br /> CONSENT <br /> It escription: A request by Sally Becker fora Minor Subdivision (Recombination) to <br /> modify an existing property line between 2968 Chatsworth Street and 990 Lydia <br /> Drive (PF3330). <br /> 1.0 REQUESTED ACTION <br /> 11 Ms. Sally Becker, property owner at 2968 Chatsworth Street has requested the City <br /> Council approval of a "Recombination" between two legal conforming lots in Roseville. <br /> 1.2 Section 1104.04B specifies the procedures for consideration and approval of a <br /> "Recombination." Specifically, this section of the City Code states: "Recombination: To <br /> divide one recorded lot or parcel in order to permit the adding of a parcel of land to an <br /> abutting lot and create two (2) buildable parcels, the proposed subdivision, in sketch <br /> form, shall be submitted to the City Council for approval. No hearing or Planning <br /> Commission review is necessary unless the proposal is referred to the Commission by the <br /> Community Development Director for clarification. The proposed recombination shall <br /> not cause any portion of the existing lots or parcels to be in violation of this regulation or <br /> the zoning code. Within thirty (30) days after approval by the City Council, the applicant <br /> shall supply a certificate of survey to the Community Development Director and City <br /> Manager for review and approval. After completion of the review and approval by the <br /> Community Development Director and City Manager, the survey shall be recorded by the <br /> applicant with the Ramsey County Recorder within sixty (60) days after approval by the <br /> City Manager. <br /> 2.0 BACKGROUND <br /> 2.1 Ms. Becker desires to split off the rear of her property and sell it to the adjacent property <br /> owner (north). The proposal would divide a 100-foot by 92-foot piece of the rear yard of <br /> 2968 Chatsworth Street to be combined with the 990 Lydia Drive. <br /> 2.2 Staff has reviewed the attached sketch plan for the proposed recombination and has <br /> concluded that the lot line modification will not create any setback inconsistencies. Both <br /> principal structures meet the required 30-foot rear yard setback and the detached <br /> accessory structure (2968 Chatsworth Street) will meet the required five-foot rear yard <br /> setback. <br /> 2.3 The applicant will be required to provide the City with the appropriate recording medium <br /> necessary to sign for applicant recording at Ramsey County. <br /> PF3330-RCA(081301)Page 1 of 2 <br />
