The <br /> property is zoned B-1 Limited Business and the Comprehensive Flag identifies the <br /> property as Limited Business. Adjacent land uses are multi-family residential to the <br /> north} single family residential to the east, commercial to the south, and commercial <br /> to the vest across Snelling Avenue. <br /> 2.2 Ms. Wild is requesting a variance from Section 703.04(B)(1) of the City Code to <br /> increase the width of a commercial curbcut to 55 feet. The 75' x 147' is occupied <br /> by a p rofessional office building with a dental office, an insurance agency, and a <br /> dental laboratory. Because of the substandard area of the parcel, parking is at <br /> premium. There are 20 available parking spaces on the property, including seven <br /> spaces at the rear of the building (east side of lot), two spaces on the south side of <br /> p „ <br /> the building, five spaces on the north side of the building, and six spaces in front of <br /> the building (vest side of lot). Employees of the three businesses use 14 of the <br /> spaces, which leaves six for customer and patient parking. Historically, there has <br /> been unlimited access from the service road to properties in this area (no defined <br /> curbcuts) and the six parking spaces in the front of the building are accessed <br /> directly from the service road.
