2.3 The City is currently undertaking a roadway improvement project in this area. As <br /> art of the project, curbing is being installed and access to adjacent properties is <br /> being brought Into compliance with City requirements. if the curbcut on this <br /> p ro is reduced to 6 feet, two of the six parking spaces will be lost. For this <br /> p <br /> reason, Ms. Wild is requesting a variance to increase the width of the curbcut in <br /> order to retain all six spaces. The parking spaces will continue to extend more than <br /> 0 feet onto the property; therefore, parking on the right-of-way will not be an issue. <br /> 2.4 On-street parking is available along the west side of the service road. It appears <br /> that patients and clients visiting this building park in this area. <br /> 2.5 Section 703.04(B)(1) of the City Code allows a maximum curbcut width of 36 feet <br /> for nonresidential properties. <br /> Section 1013.02 outlines the procedure for considering a variance. <br /> 0 STAFF COMMENT <br /> 3.1 In reviewi ng� this request, staff rude the following findings.- <br /> 1. Section 703.04 (13)(1) limits the width of a non-residential curbcut to 36 feet <br /> in non-residential areas. The property has historically had unlimited access <br /> from the service read and six parking spaces at the front of the building. If <br /> the curbcut is installed at a width of 36 feet, two of these parking spaces will <br /> be lost.- <br /> 2. The substandard width and size of the parcel creates a physical hardship for <br /> the applicant. The substandard size of the parcel also presents a practical <br /> difficulty in providing adequate off-street parking on the site. <br /> 3. The ro osed variance is in harmony with the general purpose and intent of <br /> p R <br /> the City's comprehensive Plan and Title 10 of the city Code (Zoning). The <br /> proposed increase i n curbcut width will allow the continued use of the six <br /> parking spaces and alleviate parking problems in the area. <br /> 4. The ro osed variance, if granted, will not adversely affect the public health, <br /> P p <br /> safety, or general welfare.
