The <br /> reports have been completed and are summarized on the attached chart. Staff is <br /> in the p recess of meeting with each property owner to review the findings and <br /> determine what their expectations and interests are in participating in the future <br /> redevelopment of the sites. A summary of those meetings will be discussed at the <br /> work session with a better sense of financial gap between the cities appraised <br /> value and owners expected return will be reviewed. <br /> Devel-oper Interest Identified <br /> City staff held several meetings with development flans to explain the Cornerstone <br /> Program and-to begin determining an interest in redevelopment of the Northwest <br /> and Southeast corners of Hamline and B. As a follow-up, staff mailed a letter to <br /> approximately p <br /> roximatel 20 development companies providing an update o n the program <br /> and asking them to provide a one=page.letter describing their interest in the <br /> corner tone Program. Seven level oprnent companies called or mailed letters in <br /> response. <br /> 2.4 NeXt Steps <br /> once staff has met with ali the property owners any! a gap is identified, It is <br /> recommended that a request for proposal should be developed that includes a <br /> minimum increase in the property taxes and/or uses that meet the Cornerstone <br /> once is similar to the Arona RFP. It is anticipated that TiF gill be required to <br /> make any redevelopment project in these areas feasible.
