'I. The site must be developed in accordance with the final plans (site plan, <br /> grading/erosion control plan, utility plan, landscape plan, building elevations, and <br /> ro`ect narrative) submitted and approved in conjunction with the request for a <br /> conditional use permit. Minor variations from the approved plans may be approved <br /> by the City's Development Review Committee, under the direction of the Community <br /> Development Director; however, any substantial departures from the approved site <br /> Ian will require an amendment to the conditional use permit. The exterior elevations of the building must be modified to bring the building <br /> into compliance with the Citys design standards. The exterior materials need <br /> to be upgraded to meet commonly used retail store materials (brief, trim <br /> block and stucco ! all to be color impregnated), as approved by the City's <br /> Community Development Director. <br /> 3. Final grading and utility plans must be reviewed and approved by the Public <br /> Works Director prior to the issuance of any building permits. A Rice Creek <br /> Watershed permit must be obtained prior to the issuance of any bOlding <br /> permits. <br /> 4. Sidewalks need to be extended moss the east frontage of this property d <br /> the Kniahts of Columbus o from the bile path south to Oakcrest, at <br /> the applicants expense, in conjunction with site development as required by <br /> Section 1012.07 of the City Code. Pedestrian access must also be provided <br /> from this sidewalk to the front door of the NT B building via a paved <br /> pedestrian surface. <br /> 5. All site lighting, including lighting for the parking area and exterior building <br /> lighting, must be downcast, shielded, and comply with the requirements of <br /> ecti on 10 10.12 of the c ity code. <br /> 6. All si rya a for the project must comply with the requirements of Section <br /> 1009 of the i ty Code, including the size and location of wall signs, pylon or <br /> monument sign, and directional signs. If a pylon or monument sign is used, <br /> it must adhere to the materials palette of the building. <br /> Air conditioning must be available to the entire building in order to allow the <br /> overhead doors to remain closed in the summer. HVAC on the roof must be <br /> screened with a 5 foot wall (as proposed). <br /> 8. Prior to a building permit being issued for redevelopment of the site, the <br /> applicant shall post a landscape bond, letter of credit, or other security <br /> Resolution�-Page 3 of 3 <br />
