Excerpt from Draft Minutes of May 27, 1998 Planning Commission Meetgin
b. City of Roseville - 2100 William...
Chair Katie Harms opened the public hearing and requested Dennis Welsch to present
a brief background for the request based on the staff report of May 27, 1998.
Welsch explained the City's Housing Replacement Program goals and noted that this
property was the first acquisition to occur in the program. Two pre-existing non-
conforming lots of records will be combined into one larger 87 foot wide parcel. The
existing structure will be razed and the City will request proposals to build a new home
on the site. The new building will have to meet the City's guidelines for replacement
housing, fitting the site and the neighborhood, and having compatible materials.
The staff asked that this lot be scrutinized by both the Planning Commission and the
City Council and that hearings be held to gather public input on this project. One letter
(5/26/98) was received from Bradley Krump, 2103 William, who requested that a 10 fee
north side setback (instead of proposed 5 feet) be approved, and that the setback on
the south side facing Burke be 25 feet (instead of proposed 30 feet). Mr. l rump also
recommended that the proposed home use building materials (brick, siding, stucco,
glazing) that are consistent with neighborhood homes.
general discussion ensued regarding the history of the lot. Member Olson asked for
details on the history of the fire foot side yard setback in the City.
Since-there was no further public comment offered, Chair Harms c losed the hearing.
MOTION: Harms moved, second by Vlilke, to recommend approval of the variances to
reduce the minimum lot area to 10,875 square feet and the minimum lot width to 87 feet
for the purposed of consolidating two substandard lots into one buildable lot, and
recommended approval of a required north side yard setback of 10 feet and a
variance the south side front yard setback to allow for a 25 foot setback (instead of 30
feet) at 2100 VVilliam street, North, based on the findings outlined in Section 3.1 of the
project report.
On a roll call vote: Mulder, Klausing, Wilke, Harms, Rhody, Cunningham, and Olson
gated in favor. The motion carried 7-0.
MARKATF30OLMOT
