Manager AP roved: Agenda section: <br /> HEARING <br /> Description: l yan Companies U , Inc. request for a minor subdivision at within <br /> Centre Pointe Business Park Plat . <br /> 1.0 REQUESTED ACTION <br /> 1.1 Ryan Companies is requesting a minor subdivision to allow the subdivision and <br /> recombination of portions of three lots(Lots 3,4, 5, Block 1) into three parcels along <br /> the west side of Centre Pointe Parkway. The purpose of this subdivision and <br /> recombination is to reconfigure land areas to accommodate a two phase office <br /> complex, in which the first phase will be built on portions of lot 3 and 4, and the <br /> second will be built on portions of lots 4 and 5. The planning of the Centre Pointe <br /> Business Park PUD anticipated the possible reconfiguration of lot lines to <br /> accommodate new building designs. This reco'nfigur~ation has occurred previously <br /> on the east side of the Business Park, along Cleveland Avenue. <br /> 1.2 This issue was continued from the April 27, 1998 meeting to allow the applicant an <br /> opportunity to present the proposal on May 26, 1998. <br /> 2,0 BACKGROUND <br /> 2.1 Ryan Companies owns the three lots (Lots 3, 41 5, Block 1) along the west side of <br /> Center Pointe Drive, with an overall area of 11.99 acres. The northernmost lot- Lot <br /> consists of 4.085 ages; Lot 4 has 3.07 acres; Lot 5 has 4.83 ages. <br /> When recombined, the two developed parcels will each house a 60,000 s.f. 2 story <br /> high tech building. However, only Phase 1 -the northern building - would be built <br /> in 1 998 for Veritas. The site is designated as Business in the Comprehensive Plan, <br /> and is located in a PLED Zoning District. The proposed parcels are vaunt at this <br /> time. <br /> 2.2 Ryan Companies is requesting a minor subdivision to recombine the three lots into <br /> two developable parcels and the remainder of Lot 5. As proposed, the norther <br /> extension (98.8 feet) of Lot 4 would be combined with Lot 3.
