The recombination and consolidation will bring the propel lines into conformance
with the actual use of the two parcels to be developed and will assist Ryan with
phasing of the new development. A survey of the existing lots, legal descriptions
of the existing lots and lot recombination as parcels, a survey sketch of the
proposed minor subdivisions and recombination, and new legal descriptions for the
three resulting parcels have been submitted in conjunction with the request. The
three resulting parcels will meet the minimum width, depth, and lot area for the
zoning district and PUD in which they are located.
2.3 The requested minor subdivision has been reviewed by Engineering staff. Since the
existing uses are not changing, there will be no additional impacts on utilities, traffic
and/or mess. No add i#io nal right-of-way or utility easement dedication will be
required with this action. However, staff will work with Ryan Companies to resolve
any vacation and relocation of utility, pathway, and drainage easements and
proposed expanded storm pond easements.
2.4 section 1104,04E of the city Code outlines the procedure for a recombination type
of minor subdivision and Section 1104.040 outlines the procedure for a
consolidation type of minor subdivision. Neither type of minor subdivision requires
a public hearing or review by the Planning Commission. The recombination of the
parcels requires City Council approval. If the requested action is approved, the final
certificate of survey for all actions will be reviewed by the Community Development
Director and then recorded with the Ramsey counter Recorder by the applicant.
3.0 SUGGESTED ACTION
3.1 By motion, approve Ryan companies} request for a minor subdivision to allow the
recombination of Lots 3, 49 5 of Block I, centre Pointe Business Park into 3 parcels
as described end illustrated on the drawings and legal descriptions darted April 20,
1998 or as corrected, subject to review by the City Attorney, Engineer, and subject
to vacation and relocation of city utility, pathway, drainage, and poridirig easements
within tots 3, 49 , and expansion of the storm grater easement.
Attachments: Property location map; survey of property; proposed subdivision of property; and legal
descriptions of existing and proposed parcels.
60-day Time Limit:Application submitted on April 0 1998; decision deadline is.dune 20, 1998.
Prepared by: Dennis Welsch(490-2232)
M:\R A%PF3013.RCA
PF#3013-RCA(05126/98) -Page 2 of 2
