The property is <br /> zoned R-1 Single Family Residential and adjacent land uses are all single family <br /> residential. <br /> 2.2 Mr. and Mrs. Gfrerer are requesting variances from Section 1012.01(B) and Section <br /> 703.04(B)(9), City Code, to reduce the side yard setback of a garage addition and <br /> driveway to three feet. The applicants are in need of additional garage space and <br /> would like to construct a second garage stall on the south side of the existing one- <br /> car attached garage. Mr. and Mrs. Gfrerer have looked at other options for <br /> constructing additional garage space; however, several conditions create practical <br /> difficulty in locating a garage in any other location. There are numerous mature <br /> evergreen and deciduous trees on the parcel which would treed to be removed in <br /> order to construct a detached garage in the rear yard and/or a driveway from Eldnge <br /> Avenue or Hamline Avenue to access the garage. The lot to the south is <br /> approximately three feet lower that this lot; therefore, a retaining wall will need to be <br /> constructed at the property line in order to accomodate the attached garage addition <br /> and to ensure that drainage from this parcel is not diverted on to the adjacent <br /> parcel, Since the duelling has a brick facade, the wall between the a isfing garage <br /> and new are a will remain with a doorway being installed to connect the two <br /> g g <br /> garage areas.
