The Planning <br /> Commission has preciously recommended to the Council that such a Task <br /> Force be formed. This memo and attachments would then be used to begin <br /> the discussion and gain direction from the Mayor and Council. <br /> 7.0 BACKGROUND. <br /> In Roseville there are now approximately 15,600 housing units. These homes <br /> represent the community's major "built" asset with an estimated physical <br /> value in excess of $1.5 billion. Over fifty-four percent (8,406) are single <br /> family homes. Forty-six percent (7119) are townhouses, apartments, condos, <br /> quads, mobile homes and others. <br /> Age of structures is a concern; sixty-four percent (5640) of the homesteaded <br /> single family units are more than 35 years old. The majority of the rental <br /> apartment projects are more than 30 years old. Apartments usually wear <br /> down and require more maintenance, earlier in their life cycle than single <br /> family homes. <br /> 1 <br />
