The new restaurant will have 130 seats (70 in <br /> the main restaurant and 60 in the playplace area), 85 off-street parking spaces, and <br /> a drive-through with stacking capacity. In conjunction with redevelopment of the <br /> site, the overall site will be improved and upgraded. Additional landscaping will be <br /> installed, lighting will be upgraded, a screening fence and berry will be installed <br /> along the crest property liner trash collection facilities will be attached to the building <br /> and fully enclosed, and additional catch basins will be installed to improve site <br /> drainage. The exterior play area on the vest edge of the property will be eliminated, <br /> with the property becoming part of the open space for the multi-family residential <br /> units to the vest. The construction project will take approximately 75 days, with the <br /> existing restaurant being closed in early April 1998. <br /> 2.5 The building elevations and landscape plan have been modified to address <br /> the concerns expressed at the February 23, 1998, city council meeting. The <br /> exterior of the building is still proposed to be a light colored stucco material <br /> w'th brick wainscoting and glass panels; however,the overall appearance and <br /> the roof-lines of the building have been modified. The mansard parapet roof <br /> has been replaced with metal standing seam roofs over the main entry and <br /> drive-through area. Metal standing seam accent roofs (eye-brows) have also <br /> been included over the corners of the playplace feature and at the back side <br /> of the building to tie the entire building together. The transition between the <br /> roof-lines of the two building features has been redesigned to improve the <br /> visual continuity of the features, and additional horizontal accent features <br /> have been added. The landscape plan has also been modified. Two <br /> landscape islands have been added on the south edge of the property, six <br /> techny arborvita have been added to the landscape area in front of the <br /> building to visually soften the playplace feature, and sod has been included <br /> in the landscape area in front of the building (east) as well as the rear of the <br /> building (west). Modified building elevations and a detail of the planting plan <br /> for the area in front of the building are attached. <br /> 2.6 The existing McDonald's has a non-conforming pylon sign; however, the sign will <br /> be replaced in conjunction with the rebuild. The new pylon sign will be moved 1 <br /> feet to the crest to meet the 30 foot setback, will be reduced in height to 20 feet, <br /> and will include gg square feet of signage (100 square feet maximum allowed). <br /> Proposed building signage is 97 square feet (1101 square feet maximum based on <br /> an east wall area of 726 square feet). <br /> PF#2982 - INCA(03/10/98) - Page 2 of 6 <br />
