REQUES T FOR C1 TY CO UNCIL A C TION <br /> DATE: 03/10/98 <br /> ITEM NO: z-1 <br /> -Depart Tent Approval: ,,Mmana er Approved: Agenda Section: <br /> LAND USE <br /> Ito Description: Bradley Real Estate, Inc. request for final plat approval for a three lot <br /> subdivision, final development plan approval for a planned unit <br /> development, rezoning of property to PUD, and authorizing execution <br /> of a Planned Unit Development/Subdivision Agreement for Roseville <br /> ente it <br /> 1.0 REQUESEED ACTION <br /> 1.1 Bradley Real Estate, Inc. is requesting the following actions: <br /> 1, Approval of the final plat for Roseville Center, a three lot subdivision at the <br /> intersection of Lexington Avenue North and Larpenteur Avenue west. <br /> 2. Approval of the final development plan for a planned unit development on the <br /> above-referenced property (Roseville center). <br /> Rezoning of the above-referenced property from a SC, Shopping Center, an <br /> 131, Limited Business, to PU D, Planned Unit Development District. <br /> 4. Approval of the Planned Unit Development/Subdivision Agreement for the <br /> project and authorization for the Mayor and City Manager to execute the <br /> document on behalf of the City. <br /> The City Council approved the concept development plan and preliminary plat for <br /> this project on January 26, 1998. <br /> 1.3 on February 9, 1998, the city council held a public hearing and continued <br /> action.on these requests until February 23, 1998. concerns were raised <br /> regarding the size of the proposed pylon signs compared to the existing pylon <br /> signs, the hours of operation of the proposed Taco Bella and the appearance <br /> of the project from the intersection of Lexington and Larpenteur. <br /> 1.4 On February 23, 1998, the City Council continued action on these requests until <br /> March 10, 1998, In order to provide additional time for preparation of the Planned <br /> Unit Development/Subdivision Agreement. <br /> 1.5 A planned unit development is a zoning district which may include single or mixed <br /> uses, one or more lots or parcels, and is intended to create a more flexible, creative <br /> and efficient approach to the use of land. In considering proposed planned unit <br /> developments, the City considers all standards and purposes of the Comprehensive <br /> PF#2963 - RCA(03/10198) - Page 1 of 7 <br />
