The proposed project (final development plan and final plat) is in harmony <br /> with the general purpose and intent of the City's Comprehensive Plan and <br /> Title 10 (Zoning) of the City Code. <br /> 5. The proposed project (final development plan and final plat) will not <br /> adversely affect the public health, safety, or general welfare. <br /> 6. The $37,259.39 deferred assessment for this property will he waived as <br /> per City council direction of rebr , 1 w <br /> u�ry � .����. �� ���� existing wit <br /> services and supply from St. Paul are adequate to service the <br /> development as proposed, connection to the Roseville water main will <br /> not be required. <br /> 7- The final plat will also include the dedication of a 16.5 foot right-of-way <br /> easement for Lexington Avenue along the eastern edge of Let 2, the <br /> dedication of a 10 foot pedestrian walkway and streetscape easement <br /> over the eastern edge of Lot 'i a the dedication of a five foot pedestrian <br /> walkway and streetscape easement over the southern edge of Lot 1, a <br /> five foot streetscape construction and maintenance easement over the <br /> southern edge of Lot 2, and the dedication of utility easements as <br /> required. <br /> 8. The installation of pedestrian walkways within the public right-of-way is not <br /> being required at this time, since the entire streetscape along Lexington <br /> Avenue and Larpenteur Avenue will be redeveloped in conjunction with <br /> street reconstruction and resurfacing projects over the next three years.
