MEMO= <br /> YE A T ION <br /> i.i McDonald's Corporation is requesting a conditional use permit to allow the <br /> construction and operation of a new tale-outtself=service restaurant (McDonald's) <br /> at 2075 Snelling Avenue North. <br /> 1.2 The condo io n al use permit process for this request allows the City to consider <br /> with adjoining properties; impacts on traffic, public facilities, and <br /> compatibility � � � <br /> p rop erty values; impact on the general health, safety, and public welfare; and <br /> ;t m p <br /> compatibility <br /> with the City's comprehensive plan. The process also allows the City <br /> to impose <br /> those conditions it considers necessary to protect the public health, <br /> safety, and welfare. <br /> BACK—GRO"N <br /> 2.1 McDonald's Corporation hobs a lease agreement for property at 075 Snelling <br /> Avenue North,which is owned by NIPS, Inc. The 1.2 acre parcel is located in a 133, <br /> General <br /> Business District, and the Comprehensive Plan designates the property as <br /> Business. A ' <br /> dacent lard uses include commercial to the north and south, high <br /> � <br /> density residential idential to the vest, and commercial to the east across Snelling Avenue. <br /> The property is currently occupied by a 3,000 square foot cDonald"s Restaurant. <br /> The existing n restaurant has 108 seats, 87 off-street paring spaces, an exterior play <br /> a drive-throu h with stacking capacity. The original McDonald's on this <br /> area and � <br /> skef the first McDonald's toopen in Minnesota,was built i n 1 957.
