The propel is in are R1 Single Family Residential District, and the <br /> Comprehensive Plan identifies this property as Low Density Residential. Adjacent <br /> land uses include single family residential to the north, south, east, and west. <br /> 2.2 Marlene Michels, Personal Representative for Max DeFlorian Estate, is requesting <br /> a variance from Section 1004.02D, City Code, to reduce the minimum lot area from <br /> 11,000 square feet to 8,911 square feet, and to reduce the minimum lot width from <br /> 85 feet to 79.5 feet for the purpose of purpose of splitting a through lot into two <br /> parcels. <br /> 2.3 The 20,456 square feet(.47 acre) parcel has frontage on both County Road E West <br /> and Burke Avenue West. An existing dwelling is located on the northerly side of the <br /> parcel facing County Road E. When Burke Avenue was improved, all of the lots in <br /> this area became through lots (also known as double frontage lots because they <br /> have street frontages on two opposite sides). The lot widths in this area vary from <br /> o feet to 125 feet. Several lots in this area have been split into two lots since the <br /> improvement of Burke Avenue. <br /> 2.5 The existing house is serviced by a sanitary surer line in Burke Avenue West. <br /> Because of the substandard width of the lot, there is not adequate area to reroute <br /> P F#2983- RCA(02/23/98) -Page 1 of 4 <br />
