3. The sanitary sever service for the existing house will need to be rerouted to County <br /> Road B West since there is not adequate width for a sanitary sewer easement <br /> Dross the south lot as proposed. A County permit will be required to work within <br /> he right-of-way of County Road B West. In addition, the relocation of the service <br /> line would need to be accomplished prior to the lot split being finalized by the City. <br /> policy 4. It is <br /> the olio of the City to require the dedication of additional right-of-way in <br /> conjunction with subdivisions of property if required. The Engineering Department <br /> has indicated that an additional ten feet of right-of-way will need to be dedicated for <br /> County Road E in accordance with the Ramsey County master street plan, and an <br /> additional 15 feet will need to be dedicated for Burke Avenue in accordance with <br /> City street requirements. These dedications would further reduce the size of the <br /> two parcels as proposed. <br /> 5. A request to divide the lot into two parcels was denied 'in 1 975; however, the official <br /> record does not indicate why the request was denied. <br /> 6. The p p <br /> proposed variance from the lot area and width requirements is not in harmony <br /> e general purpose and intent of the City's Comprehensive Plan and Tale 10 <br /> with th � p rp . <br /> i Code (Zoning). Variances from both tine minimum lot width and the <br /> of the t <br /> am�nir�rur�r. lot area would be needed, and the resulting lot would not be compatible <br /> with the neighborhood. <br /> 7 The proposed variance from the lot area and width requirements, if granted, will <br /> a y <br /> dversel affect the public health, safety, or general welfare. <br /> NOW THEREFORE BE IT RESOLVED by the City Council (the "Council's) of the City <br /> of Roseville, Minnesota (the " i t " , Ramsey County, Minnesota, that a variance to reduce <br /> parcel to �1'1 square feet, and the lot width of both parcels to 79.56 <br /> the lot area of one p <br /> feet for the purpose of subdividing a parcel of record into two parcels at 964 County Road <br /> B West be denied. <br /> R <br /> The motion for the adoption of the foregoing resolution was duly seconded by <br /> p <br /> Council Member and upon vote being taken thereon, the following voted in favor: <br /> and the following voted against the same: . <br /> WHEREUPON said resolution was declared duly passed and adopted. <br /> Resolution - Page 2 of 3 <br />
