3. The proposed variance is in harmony with the general purpose and 'intent of the City's Comprehensive Plan and Title 10 of the City Code (Zoning). 4. The proposed variance, if granted, will not adversely affect the public health, safety, or general welfare. NOW THEREFORE BE IT RESOLVED by the City Council (the "Council") of the City of Roseville, Minnesota (the "City"), Ramsey County, Minnesota, that a variance to reduce the side yard setback to zero feet and the rear yard setback to zero feet for the purpose of replacing an existing ' ' attached accessory steel building with a 7.5, x 7' addition to the principal structure at 1227 Larpenteur Avenue west be granted, with the following provisions: 1. A gutter and downspout must be used to direct the flow of the roof run off to the green area on the south side of the building. Drainage cannot be directed to adjacent properties to the north or west. 2. Construction easements will be required from the adjacent property owners in order to remove the existing steel building and construct the addition. 3. The north and crest galls of the addition must be fire rated walls with no openings (windows or doors).
