REQUEST FOR CITY COUNCIL ACTION <br /> DATE: 02/09/98 <br /> ITEM NO:e a H- <br /> rtment Approval: Manager Approved: Agenda Section: <br /> PUBLIC HEARINGS <br /> Description: Bradley Deal Estate, Inc. request for final plat approval for a three lot <br /> subdivision, final development plan approval for a planned unit <br /> development, and authorizing execution of a Planned Unit <br /> Development/Subdivision Agreement for Roseville Center(PF#2963). <br /> REQUESTED ACT <br /> LO�N <br /> 1.1 Bradley Real Estate, Inc. is requesting the following actions: <br /> 1. Approval of the final plat for Roseville Center, a three lot subdivision at the <br /> intersection of Lexington Avenue North and Larpenteur Avenue West. <br /> 2. Approval of the final development plan for a planned unit development on the <br /> above-referenced property (Roseville Center). <br /> 3. Rezoning of the above-referenced property from an SC, Shopping Center, <br /> and 131, Limited Business, to PUD, Planned Unit Development District. <br /> 4. Approval of the Planned Unit Development/Subdivision Agreement for the <br /> project and authorization for the Mayor and City Manager to execute the <br /> J <br /> document on behalf of the City. <br /> The City Council approved the concept development plan and preliminary plat for <br /> this project on January 26, 1998. <br /> A planned unit development is a zoning district which may include single or mixed <br /> uses one or more lots-or parcels, and is intended to create a more flexible, creative <br /> and efficient approach to the use of land. In considering proposed planned unit <br /> developments, the city considers all standards and purposes of the Comprehensive <br /> Land Use Plan to achieve a maximum coordination between the proposed <br /> development a rid the surrounding uses, the conservation of woodlands and <br /> wetlands and the p rotection of health, safety and welfare of the community. <br /> The p rocess also allows the City to consider the location of the buildings, <br /> compatibility,li parking areas and other features with respect to the topography of the <br /> p � p � <br /> area and existing natural features; the efficiency, adequacy and safety of the <br /> a � <br /> proposed layout of internal streets and driveways; the adequacy and location of <br /> p y <br /> teen areas' the adequacy, location and screening of parking areas and such other <br /> matters as the City may find to have a material bearing on the stated standards and <br /> objectives of the Comprehensive Land Use Plan. <br /> P F##2963 - RCA(02/09198)- Page 1 of 7 <br />
