10.6 Building Materials and Design. Building materials shall be as shown on the <br /> approved building elevations (Exhibits F and ). Building design shall include <br /> design elements as shown on the approved building elevations. Building materials <br /> and design for any building on Lot 3 shall be constructed of the same The color <br /> scheme for the buildings shall be reviewed and approved by the Community <br /> Development Director prior to issuance of any building permits for the project. <br /> Accessory buildings shall not be allowed. <br /> Landscaping. Landscaping shall be installed and maintained in accordance with <br /> the preliminary landscape plan (Exhibit C). In general, all areas of land not <br /> occupied by buildings, dr'veways, and/or parking/loading areas shall be landscaped <br /> with sod or other vegetative material approved by the Community Development <br /> Director. Where possible, landscaped area shall be irrigated to protect the turf, <br /> s and/or landscaping materials. Trees and lame shrubs shall not be planted <br /> tree R � <br /> over existing utility lines. <br /> Landscape Bond. Prior to the commencement of site development activities by the <br /> DE , <br /> /ELOPER the DEVELOPER shall have posted with the CITY a landscape bond, <br /> a letter of credit or other security acceptable to the City in an amount equal to 150% <br /> of <br /> the cost of all site landscaping and site restoration. The specific amount of this <br /> letter of credit bond, or other security shall be determined by the Community <br /> Development Director, following the completion of all site construction plans. <br /> Trash Handling. The trash enclosure for Taco Bell shall be located as shown on the <br /> detail site development plan for Taco Bell (Exhibit D). Said enclosure shall be <br /> constructed of materials similar to the principal building, roofed, and heavily <br /> landscaped. Trash handling for Lot shall be in accordance with section 1014.'14 <br /> � � <br /> of the City Code. The DEVELOPER shall address the issue on trash handling in the <br /> multi-tenant building as leases are reneged and/or renegotiated. In order to reduce <br /> the number of exterior dumpsters north of the multi-tenant building, the <br /> DEVELOPER ELOPER shall require tenants to utilize a uniform vendor and/or consolidate <br /> trash collection as leases are renewed and/or renegotiated. <br /> et Parking. off-street parking areas shall be developed as shown on the <br /> approved site development plan (Exhibit B) and approved preliminary landscape <br /> .
