REQUEST FOR CITY COUNCIL ACTION <br /> 'DATE. 02109/98 <br /> ITEM hl : H- <br /> —Dena ment Approval: Manager Approved: Agenda Section: <br /> PUBLIC HEARINGS <br /> Item Description: Mendota Homes, Inc. request for final plat approval for a one lot <br /> subdivision, final development plan approval for a planned unit <br /> development, and authorizing execution of a Planned Unit <br /> Development/Subdivision Agreement for a P U D at the intersection of <br /> County Road C2 and Highway 8 (PF#2891). <br /> I& <br /> REQUESTED ACTION <br /> 1.1 Mendota Homes, Inc. is requesting the following actions: <br /> 1. Approval of the final plat for Roseville Commons, a one lot subdivision at the <br /> intersection of County Road C2 and Highway 88. <br /> 2. Approval uf the final development plan for a planned unit development on the <br /> above-referenced property (three-story 30 unit condominium building). <br /> 3. Rezoning of the above-referenced property from an R1 Single Family <br /> Residential District to PUD, Planned Unit Development District. <br /> 4. Approval of the Planned Unit Development/Subdivision Agreement for the <br /> project and authorization for the Mayor and City Manager to execute the <br /> document on behalf of the City. <br /> 1.2 The City Council approved the concept development plan on January 1 , 1 998, and <br /> the preliminary plat on .January 26, 1998. <br /> 1.3 A planned unit development is a zoning district which may include single or mined <br /> uses, one or more lots or parcels, and is intended to create a more flexible, creature <br /> and efficient approach to the use of land. In considering proposed planned unit <br /> developments,the City considers all standards and purposes of the comprehensive <br /> Land Use Plan to achieve a maximum coordination between the proposed <br /> development and the surrounding uses, the conservation of woodlands and <br /> wetlands, and the protection of health, safety and welfare of the community. <br /> The process also allows the city to consider the location of the buildings, <br /> compatibility, parking areas and other features with respect to the topography of the <br /> area and existing natural features; the efficiency, adequacy and safety of the <br /> proposed layout of internal streets and driveways; the adequacy and location of <br /> green areas; the adequacy, location and screening of parking areas; and such other <br /> P F# 89 1 - RCA(0109/98) - Page 1 of 5 <br />
