REQUEST FOR CITY COUNCIL A C TION <br /> DATE. 01/26/98 <br /> ITEM NO. 1-3 <br /> e artrpent Approval: Mana Approved: Agenda Section: <br /> LAND USE <br /> lteVn Description: Patricia Halverson (NIPS, Inc.) request for rezoning of a .54 acre <br /> parcel from 133, General Business, to R A} Three to Twenty-Four <br /> Family Residential at 2075 Snelling Avenue North (PF#2958). <br /> 1:0 REQ UES D ACT <br /> 1.1 Patricia Halverson (NIPS, Inc.) is requesting rezoning of a .54 acre portion of a <br /> parcel from 133, General Business, to R A, Three to Twenty-Four Family <br /> Residential. <br /> 11.2 A minor subdivision to transfer this property from 2075 Snelling Avenue North <br /> (McDonald's - land owned by applicant)to 2096 Fry Street North (four-plexes - land <br /> owned by applicant) was approved by the City Council on September 8, 19971 <br /> subject to approval of a comprehensive plan amendment and rezoning of the <br /> parcel. <br /> 1.3 A request for a comprehensive plan amendment to change the designation of this <br /> .54 gore parcel from Business to High Density Residential was approved by the City <br /> Council on January 12, 1 998, subject to Metropolitan Council review and comment. <br /> ZO BACKGROUND <br /> 2.1 NIPS, Inc. owns the properties located at 2075 Snelling Avenue North and 2096 Fry <br /> Street North. The property at 2075 Snelling Avenue North is occupied by a <br /> McDonald's restaurant, is designated as Business in the City's Comprehensive <br /> Plan, and is located in a 133, General Business District. The property at 2096 Fry <br /> Street North is occupied by rental four-plees, is designated as High Density <br /> Residential in the City's Comprehensive Plan, and is located in an RA, Three to <br /> Twenty Four Family District, Adjacent land uses afe a combination of commercial <br /> and multiple family residential. <br /> The McDonald's restaurant located at 2075 Snelling Avenue N will be rebuilt in <br /> 1998. As part of the reconstruction, the exterior play area on the western portion <br /> of the parcel will be eliminated and replaced with an interior play area. Since the <br /> currently play area will no longer be needed by I cDonald's, Mrs. Halverson would <br /> like to transfer the property now occupied by the play area from the McDonald's <br /> parcel to the multi-family residential parcel to the west. <br /> PF#2958- RCA(01/26198)- Page 1 of 3 <br />
