The proposed project as proposed is in harmony with the general purpose <br /> and intent of the City's Comprehensive Plan and Title 10 of the City Code <br /> (Zoning). <br /> The proposed project will not adversely affect the public health, safety, or <br /> general welfare. <br /> 4,0 S EA�FF REC0 If A TIO <br /> 4.1 Based on the findings outlined in Section 8.1 of this report, staff recommends <br /> approval of the concept development plan for Phase i of a residential planned unit <br /> development at the intersection of County Road C2 and State Highway 88. <br /> 5,0 PLA COMMISSION ACTION <br /> 5.1 On December 10, 1 997, the Planning Commission held a pudic hearing on the <br /> request. John Mathern and Erin Mathern of Mendota Homes were present to <br /> answer questions and provide additional information. Ray Mliner(representative of <br /> Executive Manor Condominiums at 3153 Old Highway 8) expressed concerns Frith <br /> the lacy of notification to all owners within the condominiums and the impact of <br /> Phase II on the condominium property. Dorothy Ohnsorg (2523 Maple Lane) <br /> expressed concerns with the overall density of both phases of the project and the <br /> lacy of notification to the single family residential area to the north beyond the <br /> standard 850 foot radius. No other residents present commented on this request. <br /> 5.2 The Planning Commission discussed the anticipated timelines for project <br /> development, the possibility of including the two single family residential properties <br /> to the west of this parcel as an additional development phase, the need for <br /> improved notification for Phase II of the project, the actual approvals being <br /> requested at this time, and the benefits of reducing the number of off-street parking <br /> spaces. <br /> 8.8 The Planning coal mission recommended that the City Council approve the concept <br /> development plan for Phase I of a residential planned unit development at the <br /> intersection of county Road C2 and State Highway 88, based on the findings <br /> outlined in Section 8.1 of this report and with a requirement that proof of parking be <br /> required. <br /> SUQGESTED CITY CO CIL ACTION <br /> 6.1 By motion, approve the concept development plan for Phase I of a residential <br /> planned unit development at the intersection of County Road C2 and State Highway <br /> 88, based on the findings outlined in Section 3.1 of this report.
