REQUEST FOR COUNCIL ACTION DATE: <br /> 12-13-93 <br /> ITEM No* * 3 <br /> Department Approval* Manager Reviewed: Agenda Section: <br /> Hearings <br /> Item Description: dark Nelson request for division of platted 1 of <br /> at 1927 G lue k Lane. <br /> Background: <br /> 1. The lot under consideration in this request is located at 1927 <br /> G1uek Fans. It is legally described as Lot 8, Block 1, Midway <br /> Acres. The lot is 57,765 sq. ft. in size and is zoned R-1 <br /> single family residential. <br /> 2 . The R-1 zoning classification standards require a minimum lot <br /> size for interior lots of 11, 000 sq, ft. In this zonin <br /> district, this zoning classification also requires that lots <br /> have a minimum of 85 feet of frontage, <br /> 3 , The proposed lot division i s illustrated on the attached <br /> survey. Both lots would exceed lot dimension requirements in R- <br /> 1 zoning districts for interior lots. Parcel A is proposed to <br /> be 19 , 127 sq, ft. in size. Parcel E is proposed to be 38_f638 <br /> sq. ft. in size. At the building setback line, both parcels <br /> would exceed the minimum frontage requirements for this zoning <br /> district. <br /> 4 A single family dwelling is currently located on the lot <br /> proposed to be split. If the lot division goes through, the <br /> existing douse would be on Marcel B, the larger of the two <br /> proposed parcels* No variances to the setback requirements <br /> would be needed as a result of the proposed division. The <br /> undeveloped parcel is of sufficient size and dimension that <br /> reasonable development .can occur without the need to apply for <br /> setback variances. <br /> 5Y The Planning Commission, at their December 9, 1993 meeting, <br /> considered this request. Because of the change in the meeting <br /> date of the Planning Commission meeting, the motion on this <br /> application will be presented at the December 13, 1993 City <br /> Council meeting. <br /> Staff recommendation <br /> 11 The proposed lot division represents a reasonable way to <br /> develop the property, Both lots will meet R-1 zoning stands kds <br /> for lot dimensions, Therefore, staff recommends a roval of <br /> pp <br />
