Background: 11 c M is proposing to redevelop a parcel of land in Roseville located south of county load C, west of the Minnesota Transfer Railway right-of-war and north of the Burlington Northern Railro'ad right-of-way. The site, commonly known as the Ettinger property, is approximately 14 acres in size and is zoned 1- ,General Industrial. The M proposal includes demolishing a portion o f the existing hu i l d ing, reconfiguring and modifying .the appearance of that building and adding two off ice/warehouse facilities to the site. Total building square footage for the site is proposed to be 212 ,744 sq. ft, 2 The site under consideration is 14.38 acres in size and is zoned I-2 General Industrial. The Comprehensive Flan designation for this area is also industrial. The site is currently only partially developed. The west portion of the site contains a warehouse facility that was constructed in 1985; This facility is connected to the Ettinger True Terminal, which was constructed in the 1940#s; There is also a small service garage at the south end of the site.
