Center. it will be b2,275 sq. ft. in size and will house two medical primary <br /> care providers, along with several specialty groups and a rehabilitation <br /> center. The project will employ in excess of 100 people with an annual <br /> payroll of approximately $3 million. The building materials will be face <br /> brick and glass with break off block accent materials. The building footprint <br /> covers 11.9% of the site. <br /> 27% of the site is designated for green space and landscaping. Landscape <br /> species size and spacing are consistent with the design standards chapter of <br /> the Roseville zoning ordinance and the requirements for interior parking lot <br /> landscaping is also met. The landscaping plan is consistent with the <br /> landscaping plan approved and now planted in the first phase of the Twin <br /> Lakes Redevelopment project. <br /> The facility is designed to accoinodate high turnover parking. The site plan <br /> shows 2S6 parking stalls provided which translates into 1 stall for every 175 <br /> sq. ft. of the 43,904 sq. R. of medical space on the first and second floor. <br /> The lower level of the building is for storage and an employee cafeteria. <br /> Surface water and stone drainage are important issues in the Twin Lakes <br /> Redevelopment area. Long range plans call for the provision of a regional <br /> pond, immediately to the north of-this area which would be constructed in <br /> 1995. During the interim, a temporary pond designed to handle current <br /> development run off has been proposed on the site adjacent to this proposal, <br /> which is currently owned by Ryan Construction Company. All other utilities <br /> are currently available to this site. <br /> The building is designed with an enclosed trash room to meet Roseville City <br /> standards. The developer is currently preparing information to be provided <br /> to City staff regarding the rooftop mechanical systems. They have indicated <br /> that the systems are being designed so that they should not require screening <br /> in addition to the parapets already provided for in the building design. This <br /> will need to be carefully reviewed and if additional screening is necessary, <br /> the developer has indicated that they will comply with City standards. <br /> CONCLUSION AND RECOMMENDATION <br /> The 621000 sq. ft. medical center proposed by Ryan Construction is the second <br /> phase in the redevelopment of the Twin Lakes area. It meets or exceeds all City <br /> design standards. and will be a handsome addition to the community at this <br />
