Agenda Section; <br />Reports and <br />Recommendations <br />item Description: David Nelson request for division of platted <br />lot at 1716 Hand ine { Avenue North <br />Hac around: <br />19 The City, in 1992, rezoned Mr. Nelson's property from R-4 to <br />R- . <br />Mr. Nelson's property was originally platted into -two <br />separate lots. They have subsequently been combined into one <br />tax parcel and he is now proposing to redivide the property <br />into two separate parcels. The proposed lot division would <br />conform to the original platting. <br />3. The Roseville Planning Commission' unanimously recommended <br />approval of David Nelson's request for a lot division-at 1716 <br />N. Hamline Avenue with the condition that a small piece of <br />right -of -way at the south end of the property be dedicated to <br />comply with the Ramsey County Master plan. <br />Alternatives: <br />1. Deny the proposed lot division based on the finding that the <br />lot division would not be consistent with the City's <br />subdivision regulations and would be detrimental to the <br />general health, safety and welfare of the neighborhood. <br />2* Approve the variance based on the finding that the proposed <br />lot division would be -consistent with the City's subd ivi s ion <br />and zoning regulations and would not be detrimental to the <br />general health, safety, and welfare* <br />policy Objectives <br />19 To insure that development occurs consistent with the City's <br />subdivi s ion and-zoning regal at ions . <br />2. To encourage development of additional residences in the <br />community. <br />39 To grant lot divisions which are consistent with the <br />character of the general neighborhood. <br />
